FAQ

Questions landlords & property managers ask.

Clean, confidential and built for a fast decision. Each section carries its own pass / fail outcome, and the summary tells you where the applicant stands.

What does a RealEzy tenant screening report include?+
Each report has seven sections: background and identity, rental information, affordability, credit history, an ID and fraud (PEP and sanctions) check, a landlord reference, and an overall summary with a recommendation. Every section shows a clear pass or fail outcome.
How does tenant screening work on RealEzy?+
You start a screening and invite your applicant. They give consent, import their identity through Singpass, and upload payslips and bank statements. Their previous landlord returns the reference directly to RealEzy. RealEzy then brings this together into a structured report with a clear recommendation for you.
Does the applicant need to give consent?+
Yes. Every check runs only after the applicant explicitly consents to the retrieval and verification of their personal, credit and screening data. A screening cannot proceed without that consent — which also makes the process transparent and fair for the tenant.
Where does the data in the report come from?+
Identity comes from Singpass and Myinfo. Credit history comes from Credit Bureau Singapore. PEP, sanctions and adverse-media screening use Amicus and SentroWeb. Affordability is calculated by RealEzy's in-house algorithm from the applicant's payslips and bank statements. The landlord reference is requested directly from the applicant's previous landlord.
How is a tenant’s affordability calculated?+
RealEzy calculates monthly income, rental share, an affordability ratio, savings and an estimated maximum affordability from the payslips and bank statements the applicant provides, rather than from a figure they simply state.
Is the applicant’s information kept secure and confidential?+
Applicant data is encrypted and handled in line with Singapore data-protection requirements. The landlord reference is confidential and is not disclosed back to the applicant, and you receive organised findings rather than a dump of the applicant's raw source documents.
Can property agents use RealEzy to screen tenants?+
Yes. Landlords, property agents and property managers all use RealEzy, and all pay for the screenings they run. Teams manage and track every screening from the RealEzy dashboard, with Professional and Portfolio plans for higher, recurring volumes.
Who pays for the screening — the landlord or the tenant?+
The landlord or agent pays. Tenants are never charged to be screened. Your first report is free, and landlords who list a property on RealEzy unlock their first full report at no cost.
How much does a report cost and how long does it take?+
The Basic plan starts at an entry per-report price for individual landlords, with Professional and Portfolio plans for property managers and larger portfolios. Most reports are ready within 48 hours — the timing depends partly on how quickly the applicant's previous landlord responds to the reference request.
Can you screen foreigners and work-pass holders?+
Yes. Residents can verify their identity through Singpass, and applicants who can't use Singpass verify through document upload instead. Credit and reference coverage can vary for applicants who are new to Singapore, and the report shows which checks were completed.
Is tenant screening legal in Singapore?+
Tenant screening can be carried out when the applicant is informed about the checks and gives consent to the collection and verification of the relevant data. RealEzy's flow is designed around consent, confidentiality and Singapore data-protection requirements.
